RK Home Inspections - What We Provide                      

RK Home Inspections Inc. is geared toward buyers and sellers throughout  GTA who seek an independent, third-party professional evaluation of the condition of the major elements of the home before making any decisions. Your home inspection will include a comprehensive review of the home’s visible, accessible systems and components according to the InterNachi Standards of Practice by a Certified and Insured Professional Inspector. The Home Inspection may take approximately 3 hours depending on the age, size, and style  of home. Clients are urged to be present during the inspection process and ask any questions you may have to better understand your home.

Pre-Purchase Inspections

Our Pre-Purchase Home Inspection is appropriate for clients buying a new or existing home. The Home Inspection provides a general "top-to-bottom" evaluation of the property, including inspection of the house structure and the major systems and components, such as the roof, electrical system, plumbing system, and air conditioning system. Our intent is to provide you with the facts concerning the real condition of the home so that you may proceed with knowledge and confidence. With this information you can go about getting any deficiencies taken care of on your own, determine whether proceeding with the purchase of the home is prudent, or perhaps use this knowledge to negotiate the terms of your home purchase.

Pre-Listing Inspections

Eventually, your buyers are going to conduct Home Inspection. You may as well know what they are going to find by getting there first.  Having a Home Inspection performed ahead of time alerts and informs you items of immediate concern and helps you to price your home realistically and encourage the buyer to waive his inspection contingency which results in speeding up the selling process.

New Construction Inspections

New Construction Home Inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Representative. Our experience has exposed that significant structural deficiencies, electrical faults, roofing issues, as well as safety concerns are more prevalent than should be. A few common new home issues include, improper installation of roof covering materials and flashing, poorly installed, braced, or damaged roof trusses, deficient levels of attic insulation, exterior walls that are not properly sealed against water intrusion, improperly installed electrical wiring and components which present a fire or shock hazard, and last but not the least leaking or defective plumbing systems.

Pre-Warranty Expiration Inspections

Warranty Inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed computerized report at the end of the inspection along with digital photos taken as needed for inaccessible areas.

Maintenance Inspections

Owning and maintaining a house is a significant responsibility. Maintenance Inspections can help homeowners avoid major repairs down the road. In a home there are very few   things which are maintenance free. Proper and on-going maintenance of a home’s structural and mechanical systems is essential to increasing its value over time. Maintenance Inspections should be done every three to five years to identify and monitor minor issues before they become an emergency.

Infrared Home Inspections
